Oh the ‘90s…

Canadian fixed mortgage rates in the 1990s were significantly higher than today, with 5-year fixed rates often ranging from 6.6% to over 14%.

Although 1990s rates were higher, home prices were lower. The average MLS housing price in Greater Sudbury in 1990 was approximately $108,596.

Compare that to today with the average home price in Greater Sudbury being approximately $471,000 to $520,000.

While interest rates in the 90s were higher, the absolute cost of homeownership today is driven primarily by significantly higher home prices.

The takeaway: affordability today is complex, but understanding the true cost of homeownership means leveraging modern mortgage strategies.

It’s the number one question on everyone’s mind right now, and the answer explains why you see fixed and variable rates moving in opposite directions.

➡️ Fixed Rates are tied to the bond market. When the bond market sees an increase, sometimes due to things like geopolitical tension in Iran, fixed rates typically rise.
➡️ Variable Rates are directly influenced by the Bank of Canada’s overnight benchmark rate. This is why they remain flat even when fixed rates creep up.
Since these two rate types operate in separate markets, they can and often do behave independently.

It’s one of the most common questions I get right now… and the answer is it depends on your goals and a number of variables, including:

➡️ inflation;
➡️ your current financial situation; and

Opting for a shorter three-year term means you’ll renew sooner, potentially benefiting if rates continue to fall. Conversely, a five-year term locks in a rate for two years longer. While this helps provide certainty in your budget, you could miss out on savings if rates significantly fall after the three-year mark.

The mortgage stress test is a rule designed to make sure you can still afford your home if interest rates rise in the future. 🏡📊

When you apply for a mortgage, lenders don’t just look at today’s rate, they qualify you at a higher rate to see if your finances can handle tougher conditions. Lenders check if you qualify at the higher of either 5.25% or your contracted mortgage rate + 2%. This helps protect you from overextending yourself and running into trouble later.

Why it matters to you:
➡️ It can affect how much you’re approved for
➡️ It encourages safer, more sustainable borrowing
➡️ It’s applied to most new mortgages and renewals when switching lenders
➡️ If you cannot meet the payments at the higher stress-test rate, you may be required to borrow a smaller amount, increase your down payment, or find a co-signer.

What to expect in addition to your minimum down payment for a house 🏡

Saving up to buy a home? It’s not just the downpayment you have to calculate for. 🔢

If you plan on living in the home you are purchasing, you will need at least 5% down payment on the home, plus additional costs… 👀

There are two types of additional costs that people often overlook: soft costs and closing costs.

💰 Soft costs include expenses such as property taxes, house insurance, utilities, grass, and snow removal.

👩‍⚖️ Closing costs vary depending on whether or not you are a first-time home buyer. These costs include the land transfer tax and lawyers' fees.

🛡️ Default insurance is required if you are buying with less than 20% down, and there is an additional 8% tax on the total of that insurance.
